We have an excellent opportunity for a Project Representative to work in our Construction Administration Department of our design-oriented architectural/engineering practice. This position will be located in our Omaha, NE office. We seek an individual with potential to grow into management of our Construction Administration Department. The successful candidate will have a strong understanding of architectural design, past successful construction administration experience on both public and private projects, and a strong technical background for complex building types.

Duties

  • Must have intimate knowledge and thorough understanding of construction contracts, applicable codes, scheduling, and familiarity with materials, methods and processes of construction.
  • Act as main liaison between client, contractor and firm project manager for duration of construction.
  • Maintain communication with Project Managers for effective in-house coordination of construction administration services and deliverables.
  • Respond to all Requests for Information and submittals.
  • Attend job/construction meetings and maintain meeting notes/records.
  • Able to negotiate, interpret documents and conduct meetings with Client, Contractor and project managers/representatives.
  • Responsible for obtaining, verifying, processing, documenting and maintaining records relevant to a project, including but not limited to claims, change proposals and change orders, request for information, correspondence, payment application, contract documents, and other related documentation.
  • Render all decisions relative to administration of construction except those involving aesthetics and/or design, which will be coordinated with the Project Manager.

Qualifications:

  • Bachelors degree in Architecture, Construction Management, or Engineering preferred
  • 8+ years experience preferably in design and construction phase services on commercial construction
  • Must be an aggressive, goal-oriented individual with proven problem solving and negotiation abilities.
  • Must be able to travel on a regular basis to project construction sites.
  • Working knowledge of shop drawing review, RFI, ASI and Change Order processing required.
  • Experience with on-site observation required
  • Experience acting as Owners representative during construction required.
  • Proficiency and strong working knowledge of Microsoft Word, Excel and Outlook required.
  • Working knowledge of Newfor a Info Exchange is preferred but not necessary
  • Must be confident and positive
