Oxford Property Management Maintenance Assistant in Lawton, Iowa

(Lawton Senior Living) is seeking an on-call Maintenance Assistant to join their team!

Position Summary

Responsible to complete work orders, monitor preventative maintenance programs and report issues to supervisor. May transport residents, maintain vehicle and equipment, perform seasonal grounds maintenance, assist in general public area housekeeping, perform apartment turnover and maintenance duties, other work responsibilities as assigned.

Essential Duties and Responsibilities

  1. Maintain the campus facilities and grounds indoors and outdoors. Work effectively and efficiently using independent problem solving skills: Schedule and perform assigned work order requests in a timely manner. Perform routine inspections and repairs and document on facility logs/checklists. Keep grounds and walkways free of obstructions including shoveling and operating motorized grounds equipment. Plow snow as needed. Perform daily assigned duties, which may include vacuum or clean hallways, remove garbage, upkeep and repair of building, clean and repair apartments for move-ins and move-outs, other campus duties.2. Knowledge and experience with equipment and vehicle operations, maintenance and repairs: Safely work with small hand/power tools. Maintain equipment, with ability to change belts on motors and filters on air handler units. Ability to grease and oil bearings, pumps and motors. Keep transportation vehicle in good working order (if vehicle at site): Monitor vehicle maintenance schedule and schedule or perform maintenance as required. Maintain a clean bus inside and out. Wash, vacuum, repair as needed. Perform safety checks on bus and report any issues to supervisor. 3. As assigned by campus, may include driving and vehicle maintenance: Transport residents to appointments and activities as scheduled. Safely load and unload the residents. Escort resident from campus, bus or appointment/activity; assist the resident carrying packages and/or other items to and from the vehicle as needed. Maintain resident appointment schedule to accommodate the needs of the residents as directed. Ensure safety for self and passengers on the bus including wearing safety belt, securing wheelchairs and requiring passengers to be seated while bus is in motion. Follow safe driving practices at all times.

  2. Other duties as assigned.


  • High School Diploma/GED

  • One year experience in maintenance field.

  • Excellent communication and customer service skills.

  • Knowledge of personal protective equipment and OSHA requirements.

  • If Driving:a. Applicable current Driver’s License and medical certification.b. Knowledge of safe driving practices, bus safety and general bus maintenance.
